Perfect Property Spain was set up by local businesswoman Sandra Blakey and her Spanish counterpart, Pia, to market Spanish properties to individuals and families who are interested in acquiring one of the many quality property bargains in Spain – a perfect home in the Sun – all year round.
These Spanish properties are true bargains. Sandra and Pia work with owners of properties on some of the finest resorts in the Murcia and Alicante regions of Spain – better known as the Costa Blanca (North and South) and the Costa Calida.
These owners, who bought properties at the peak of the Spanish property boom now find themselves in a tense situation facing huge repayment mortgage commitments which they simply cannot afford (usually after interest only honeymoon periods). The Spanish developers overbuilt during the period up to 2007 expecting northern European buyers to keep on coming buying property at inflated prices for ever and ever – the ‘pot of gold’ of northern Europe. The bubble eventually burst which resulted in a large stock of unsold resort properties, developer bankruptcies, and a significant lowering of prices.
This all sounds like bad news and, unfortunately, for some it is.
However, enter Pia and Sandra and Perfect Property Spain. We are in the business of assisting all parties. The banks don’t want to repossess properties, but they will chase owners all over Europe for mortgage debt. Owners can’t/won’t pay their monthly commitments and developers want to get rid of their excess stocks.
We try to help the ‘distressed’ owner by negotiating an exit from their mortgage commitment (normally this is just before repossession takes place) and we try to find a buyer for the property. This is a win, win, and win opportunity for everyone. If we can find a buyer then the distressed owner can exit his debt (often mortgage and community fees etc.) without penalty or any embargo of any of his other assets.
The new owner has acquired often a fully furnished property ready for occupation at a hugely discounted price and the bank has not got to spend thousands of euros chasing debt. Our fees are paid out of the sale price of the property – so as you can see it is a win, win, win.
Recently we have completed on a couple of properties at La Tercia Golf Resort
- a 2 bedroom, 2 bathroom apartment facing towards the beautiful Carrascoy mountains and the El Valle was sold fully furnished for just over Euro 43,000 (just over £31,000) with buying costs of about 10%.
- a 1 bedroom property on another part of the complex was sold for Euro 30,000 (approximately £22,000).
